ZONING


 

Glossary

A lot is a single delimitated space.
Land refers to all lots owned by a given firm.
A Firm refers to an individual or group of individuals who owns a permit to SpawnTown land.
A Investor refers to an individual who has contributed, financially or otherwise, to SpawnTown. It is a title that can only be attributed by the Founders
The Founders is the group responsible for the creation and upkeep of SpawnTown. It is currently composed of LetDeathCome and knifex
 

No Industry Authorized

Any land within the city, regardless of who owns it, must be commercial; no residential or industrial stuctures are permitted. This mean automated farms, factories and other laggy contraptions are strictly forbidden.
Remote restocking is allowed, and even encouraged.
Utility mechanisms, such as the library pass, are allowed.
Decorative mechanisms are allowed, within reason (clear with knifex if you have doubts)
Overall, anything using SU, or having entities moving around (ie. belts) is strongly advised against.
These measures are in place to keep Spawntown as lag-free and TPS-friendly as possible. Thank you for your understanding!
 

General Regulations

General

All unsold Land is proprety of SpawnTown. Lots may be reserved for up to 48 hours.

Building Laws

Any Firm must possess the according permit to build upon SpawnTown lots. Unauthorized buildings will be taken down.
Firms holding the permit for multiple adjacent lots are allowed to fuse their lots and build a singular building covering the entire land.
Unlike residential, commercial buildings are encouraged to build their walls right up against the sidewalk to maximize shop space.
Buildings must respect zoning regulations. Buildings detailing may hang over the street a maximum of two blocks, and must be at least 4 blocks up as to not obstruate sidewalks.
Buildings may have basements, but only within the lot limits. The city is not accountable for any incidents or deaths due to subterranean excavations.

Permits

Permits must be aquired through one of the city founders, LetDeathCome or knifex
A single firm may not hold more than 40% of a zone's permits.

ZONE A

Located right up up next to Spawn Plaza and the Train Hall, zone A lots will have the most visibility. They have the most restrictions, and their aquisition is only available to investors, due to their high demand.
 

Regulations

Buildings must be a maximum of 16 blocks high (up to Y:89). Basements must be a maximum of 16 blocks deep (down to Y:56). Buildings must adhere to a urban, 1920s, smog & cog aesthetic.

ZONE B

Just a bit further from the Spawn Plaza, zone B lots benefit from slightly looser restrictions and larger land. Still, their proximity to the Plaza does make their purchase available to Investors only

Buildings must be a maximum of 24 blocks high (up to Y:97). Basements must be a maximum of 24 blocks deep (down to Y:48). Buildings are encouraged to adhere to a urban, 1920s, smog & cog aesthetic.

Bordering Main and Cross street, these teeny tiny lots line the sides of zone C with the most foot traffic.
